How does the process work when selling my house or teardown to you?

The process is very simple. You can either fill out the fast offer form or give us a call to give us information about the house you want to sell. If the property is one that would fit our investment criteria we will schedule to see the house.

When we meet you at the house we walk through and look at what issues there might be in terms of building on the property. Using this information, we will quickly get you an offer.

When we come to an agreement on price and terms, we will draw up a contract that is then sent, along with a deposit to a title company. The title company prepares for the closing. You receive your money for the house at the closing and you're done!

Do you only buy houses that need lots of repairs?

Actually no. If you have been regularly getting our land and teardown sales updates, you might already know that the land value, especially if your home is on 2 or more buildable lots in South Tampa, might exceed the value of the house based on square footage. Of course. Most of the houses we buy need repairs. Don't worry about any level of repairs. We can handle anything, and get you a fair offer based on similar sales of teardowns and land in your neighborhood.

Do you buy houses that do not need any repairs, or that aren't teardowns?

If you have a house that is ready to move in, or a home that really isn't a teardown, we also buy those.

How long does it take to get an offer?

We can usually make an offer once we see the property. This typically happens within 24-48 hours if you are able to show the property or provide access. We are a local team right here in South Tampa and can move fast.

How long does it take to sell my house and get the money?

If absolutely necessary, we can close in as fast as 7 days.

To get fair market value for your land or teardown, we will need to get a full topography and tree survey completed and complete other due diligence, which typically takes about 30-60 days. If you're flexible, we can usually get you more money.

In specific cases, you may wish to work with us on a rezoning with the City of Tampa in order to get the most money. This is a time consuming and potentially valuable process that could add substantially to your bottom line.

Our goal is to close as quickly as possible, based on your situation and the circumstances surrounding the property.

Are there any fees if I sell my house to you?

We do NOT charge fees to you to sell your property.

If I request an offer from you, am I obligated to sell you my house?

Absolutely not! You have nothing to lose. It doesn't hurt to see what we can offer you for your house. So why not give us a call?

Will you still buy my house even if there is a tenant living there?

In many cases, even if the house has a tenant, with or without a lease, we are still interested in making you an offer to buy the house. No problem.
