Part of the adventure of selling 100 lots has been the opportunity to check out some wonderful restaurants in South Tampa that have been favorites of some of our home sellers over the years.

We signed the deal for lot #26 at Potbellies Family Restaurant on Himes Avenue… tucked in behind Britton Plaza.

Famous for their huge selection of omelets and their cute piggy art outside, Potbellies provided a nice meeting spot where the seller was comfortable doing business over an affordable breakfast featuring bacon, eggs, and toast.

We want to thank them for allowing us to shoot on site and share the story of our 26th lot sold… and on this first day of the 2018 NHL Playoffs honor the greatest goal in Tampa Bay Lightning history scored by a certain #26 Martin St. Louis.

Once upon a time… I was delivering pizza for Domino’s and struggling as an experienced agent trying to re-enter the real estate business after the crash.

I noticed this property had a For Sale By Owner sign out front while making a pizza delivery and jotted down the number. After reaching out to the owner and having some initial conversations… I learned we had two obstacles… one was price, the other was zoning.

While the owners had 3 lots for sale… zoning changes since they had acquired the property had reduced that number to two. However, I jumped into doing to research and got a quick education on Tampa zoning regulations and made a good enough argument that a builder was willing to take the risk of funding the legal costs of the 4-6 month rezoning process.. all at no risk to the seller.

This commitment from the builder allowed us to negotiate a fair price and get to work on helping the owner and their family get the additional buildable lot that would make everything for both the buyer and seller.

The end result of our first attempt to do a rezoning in South Tampa… three lovely new homes which you’ll see in today’s video along with my Vintage Blue B-O-L-T-S Vinny Lecavalier jersey… to commemorate the 4th lot that I sold to a builder as part of this package.

Imagine a tree is destroying your home… that’s the story of our 100th lot sale.

That was the challenge this particular homeowner had and was probably one of the reasons that he ran into some challenges with other buyers who had looked at and passed on his wonderful lot in South Tampa.

I rarely go inside homes, but after meeting with this seller over a number of months I made it a point to take pictures of the interior structural cracking that was occurring as a result of the large tree that was so close to his home.

And another spot where it was only a matter of time until the wall unit air conditioner came out of his housing…


We helped this seller get approval from the city of Tampa to remove the tree on his property in order to get the most money for his land from a builder.

We demonstrated the tree was literally destroying his current home, won the approval and got him a great price and some time after closing to complete his move to Tennessee. This can be a challenging process, but we have the relationships to help things go as smoothly as they can with City Hall.

This has to be one of my favorite sales stories…

This family thought they had lost the property a number of years ago due to a fraudulent foreclosure filing. After working with them to confirm they owned the property free and clear of any mortgages, we discovered over $117,000 in code enforcement liens.

We worked with City of Tampa Code Enforcement to explain the situation and the city reduced the fines to less than $4,000. I’ll let Mai & Mai tell you the rest in this video.
